TST Construction completed the ground-up construction of the Courthouse Veterinary Clinic & Pet Boarding facility, a purpose-built veterinary hospital located on a three-acre site in Virginia Beach, Virginia. This expansive, state-of-the-art facility spans over 11,600 square feet, with an additional 2,300-square-foot attic level, and was designed to provide advanced medical, surgical, and rehabilitation services for companion animals.

Every detail of the layout was thoughtfully crafted to support a client- and pet-centered experience. The facility includes separate canine and feline exam rooms, a large retail area, and a welcoming reception and waiting zone. Clinical spaces feature treatment rooms, surgical suites, dental and imaging rooms, an ICU, and isolation wards. For long-term care and recovery, the facility also offers hydrotherapy, grooming, and indoor exercise spaces. Extensive boarding accommodations include canine wards, feline condos, and luxury fenced-in dog runs. To support the veterinary team, the building incorporates administrative offices, staff lounges, private restrooms, and a serene outdoor courtyard complete with a water feature. 

Specialty construction elements were integrated to meet the complex operational needs of the facility. These include sound-isolating wall assemblies, waterproof wall systems, oxygen supply infrastructure, and coordination for integrated veterinary equipment. A lead-lined medical waste storage room was also constructed to ensure safe handling of hazardous materials in compliance with health and safety regulations.

From the outset, the project faced a series of unique challenges. Prior to mobilization, site work was delayed by new state environmental restrictions aimed at protecting the endangered long-eared bat, which had been identified in the project area. Virginia law prohibits tree clearing during the species’ breeding and hibernation seasons. TST worked closely with environmental consultants to phase site clearing and grading operations in coordination with bat activity surveys and official inspections. This approach allowed the team to stay compliant with environmental regulations while minimizing impact to the construction schedule.

In addition to ecological constraints, the team navigated long lead times for critical equipment and materials. To mitigate delays, TST implemented a detailed procurement and logistics strategy. This included ordering key components early and designating specific staging areas on site. One staging area was climate controlled to safely store items delivered ahead of their installation phase. The project was carefully phased to maintain a safe and efficient job site while accommodating early deliveries and protecting construction materials.

TST Construction worked closely with the owner and design team to ensure the project met both its technical requirements and the client’s vision. Through proactive planning and expert execution, the team successfully delivered a complex, highly specialized facility.
